It is always preferable for us to meet with you to assess all areas of your
home that may impact the accuracy of your estimate. Understanding your concerns
and needs will allow us to better meet your expectations.
Whether or not we meet with you, we can mail, e-mail or
FAX the completed estimate to you.
We carry ladders & other tools necessary to inspect your house, skylights
and roof. For reasons of safety, we prefer to use our own equipment as often
as possible.
All of our employees, including our estimators, are fully insured.
Liability coverage protects you and your home from any accidental damage that
could occur during work.
Workers’ compensation insurance protects our employees and minimizes liability
for you while we’re on your property.
Our coverage includes auto liability insurance.
Our insurance agent will provide you with a current certificate of insurance
made out in your name prior to the beginning of work. This important step is
suggested by the CT Dept. of Consumer Protection for your protection.
We have dedicated estimators who have been trained to accurately estimate
construction projects. Although our job foremen are happy to answer general
questions from you, they must stay with the crews for which they are
responsible. Our estimator provides you with undivided attention.
As much as possible, we try to make our appointments on weekdays including
early morning and late afternoons to accommodate customer schedules. All of
our estimators work long hours during the week & count on having weekends off.
Consistent time off on the weekends makes them more effective during the week.
After drawing, measuring & photographing your house, our estimator puts
together a thorough, detailed printed (not handwritten) estimate. The extra
care we take ensures you get the professional service you deserve.
Normally, we can complete roof, siding, window & skylight estimates within
48 hours. Occasionally, we need to research material options which takes more
time.
Sunroom, house addition & carpentry estimates may take weeks, especially if we
need estimates from plumbing, electrical or other sub-contractors.
If you provide us with a FAX or e-mail, we can get your estimates to you
quicker than with standard post office mail service.
We can mail or drop off some samples or meet with you to show them.
We also have a small showroom that is open Monday-Friday 8:00-4:30 at 54-R
Bradley Park Road in East Granby, CT. Our entrance is on the rear of the
building on Nicholson Rd.
If you have a chance, please call ahead to ensure that a person who is
knowledgeable in your product line can meet with you.
Usually, the only reason for us to re-schedule is because the weather is
not cooperating. Particularly, if we need to analyze your roof or skylights,
we need a dry day without high winds so we can go onto your roof safely. If
there is snow, we can’t see under it to the roof & skylights below. We look at
details that are not visible from the ground and because we live in New
England, we have year ‘round weather surprises.
We have an excellent track record of keeping our appointments and arriving on
time. We respect your time & work hard to keep our commitments to you. If we
must re-schedule, we try to give you as much notice as possible to minimize
impact.
We install a wide range of products that includes but is not limited to
vinyl clapboard and many types of cedar. We don’t limit ourselves to a
specific brand because each homeowner has different needs. We are members of
The Cedar Shake & Shingle Bureau which allows us to offer extended warranties
on cedar siding & roofing.
We offer a wide range of windows to meet your individual needs. Our vinyl
replacement windows are custom made for each window opening for a perfect fit
every time. All the windows we install are Energy Star rated. Many come with
popular features such as tilt-opening, grills and brass hardware. Custom sizes
and shapes are also available.
We can install any type of wood window but, again, we match your needs and
desire to the window that is the best fit for you.
There were some industry-wide problems with asphalt shingles in the late
1980’s, which have been since resolved. Previous owners of your property may
already have settled a claim but warranties differ from company to company. If
your 25 year old roof is 17 years old, it may not be worth your time to pursue
a warranty that is pro-rated for shingles only.
Today’s shingles are stronger than ever and carry warranties that are
better than ever. Lighter shingle colors & good ventilation will extend the
life of your new roof.
We include all of the details we feel are desirable for a professional
project and back up our work with:
Years of experience & a good safety record.
Substantial liability and workers’ compensation insurance for your protection.
Advanced training that allows us to provide extended product
warranties.
Extensive list of happy customers.
The best long term value and return on investment for your remodeling
dollar. We long ago decided that we would rather explain our pricing
structure and value than apologize for poor results. Your home is not just
where you live, it is also a substantial long-term investment. Whether you are
moving soon or planning to stay in your home for a long time, quality
remodeling pays you back year after year by increasing the value of your home.
Although most types of remodeling are messy, we clean up at the end of
each day and thoroughly at the end of a job. In the case of roofing, siding or
exterior carpentry, we use magnets in the yard to pick up nails that are not
visible to the naked eye. This protects people & pets from foot injuries.
In the event of snow, we return to clean up as soon as possible after the snow
melts.
Some color samples are small enough for us to mail or drop off to you.
Others are available for viewing in our showroom and on the internet.
We can also provide you with an address list of finished projects grouped by
material & color so you can see them for yourself. Customers tell us that it
is much easier to choose colors when looking at an entire house rather than
small samples.
LS Remodeling has a talented and professional electrical and painting
staff to meet your needs, give us a call for an appointment. We also keep updated lists of contractors who we feel provide quality work &
value. We’re happy to share their names with you. Please call our office for a
referral. And please let them know how you heard about them.
We do a small number of "in house" drawing for smaller projects. For
additions and larger projects, we frequently refer to architects and designers
who specialize in that part of the project. Once you have your ideas on paper,
it is easier for us to provide the rest.
Please call our office so we can immediately save time on our schedule for
you. Then, we update your estimate with start & completion dates, & other
details to make it a legal contract. We will then mail two copies to you.
Please sign one copy & return it to us. Of course, if you have any questions ,
please call us.
With small projects that can be completed in just a day or two, we don’t
ask for a deposit.
With special order materials, we ask for a deposit equal to the amount of the
special order items.
With larger projects, we ask for a deposit equal to 1/3 of the contract with
the balance due upon completion.
With a large project such as an addition, there may be phases of payment.
If your project is scheduled to start a month or two from now, please sign and
return your contract as soon as you have chosen your colors. Unless we have
special order materials, don’t send your deposit until we’re about to start
your work.
At this time, we do not accept credit cards. In addition to the percentage
they charge you, the credit companies would also charge us a transaction fee
of at least 2 1/2% which we would need to pass along to you. If you prefer the
convenience of credit to pay your invoice, please request credit card checks
from your credit card company at least 10 days before we start work. The
checks are made out by you like a personal check but charged against your
credit card.
We also do not accept debit cards because we don't want to pass along the
expensive transaction fee.
Most banks and mortgage companies offer a variety of home equity and home
improvement loans that are much lower percentages than a credit card.
We process all payments through our checking account using the same
process so the invoice amount will remain the same whether you pay us with
cash, personal check or bank check.
We include that charge only if the house bathroom will not be available
for our crew. This provides comfort for the crew as well as a way of
minimizing construction debris tracked into your home. We remove the unit as
soon as possible after work is completed.
